The City of Jackson Office of Planning & Development reviews site plans for proposed development and redevelopment projects to ensure that they comply with the City’s zoning regulations, development standards, and applicable ordinances. The site plan review process helps ensure that proposed projects are designed in a manner that promotes safe, orderly, and sustainable development throughout the City.
Applicants seeking to develop or redevelop a property must submit the required site plan and supporting documentation to the Office of Planning & Development. Site plans should provide sufficient detail for City staff to evaluate the proposed development, including property boundaries, building locations, parking and access, landscaping, drainage, utilities, signage, and other applicable site improvements.
Applicants are responsible for ensuring that submitted plans are complete and meet the City’s applicable requirements. Incomplete submissions may be returned to the applicant for additional information or revisions before the review process can proceed.
Once a complete application has been submitted, City staff review the proposed site plan for compliance with applicable zoning requirements, development regulations, and other City standards. Depending on the nature and scope of the project, the site plan may also require review by other City departments or agencies.
During the review process, staff may provide comments or request revisions to address deficiencies or ensure compliance with City requirements. Applicants may be required to submit revised plans addressing these comments before the site plan can receive final approval.
When all applicable requirements have been satisfied and outstanding comments have been addressed, the Office of Planning & Development may approve the site plan or authorize the applicant to proceed with the next stage of the development process. Approval of a site plan does not eliminate the need to obtain any additional permits, approvals, or inspections that may be required by the City or other regulatory agencies.
Applicants are encouraged to work closely with the Office of Planning & Development throughout the review process to help ensure that projects move forward efficiently and in compliance with City regulations. Requirements and review timelines may vary depending on the size, location, and complexity of the proposed development.
